Location:
The community known as Summerland lies just to the east or south of Montecito. Actually, Montecito wraps around Summerland. Summerland extends from the ocean inland covering a modest south facing hillside where most of the properties have panoramic ocean views and includes portions of Ortega Ridge and the immediate interior. Summerland is basically a neighborhood unto itself and should be noted that it has its´ own zoning overlay governing land use.

Points of Interest:
Summerland is known as one of Santa Barbara´s beach side communities with its New England style cottages that dot the hillside, several antique stores and white sand beaches at Lookout County Park.

Summerland Real Estate:
In part because of the limited area, the types of Summerland real estate available here are not as diverse as the rest of the Santa Barbara area. Predominantly there are modest single family residences, some luxury homes, a limited number of properties that are used agriculturally and some commercial real estate. Almost all of the residential properties have views of the ocean and or the Santa Ynez Mountains. Summerland homes for sale range from $700,000 to $3,000,000, a small number of residential properties could be worth considerably more but these are the exception.
